Step 1

What's my HDB flat worth?

Pick your town and flat type to see the median resale price, the middle price of recent sales: half sold for more, half for less.

An estimate, not a formal valuation. Floor, facing, lease left and condition all move the price. See all 26 towns in one table.

Step 2

How much cash do I walk away with?

Most sellers only think about the price. What matters for your next home is what's left after the loan is paid off, the fees, and the CPF refund (the CPF you used for this flat, plus interest, goes back into your CPF account).

Your exact CPF figure is on the CPF website under Home ownership.

Selling priceS$650,000
Pay off the loan− S$180,000
Agent fee (2% + 9% GST)− S$14,170
Legal fees (about)− S$3,000
CPF refund, back to your CPF− S$220,000
Cash in handS$232,830
Back in your CPFS$220,000

Cash in hand is what reaches your bank account. Legal fees are a rough guide. Private homes sold within 4 years also pay Seller's Stamp Duty, a tax on quick resales, which this quick check leaves out.

Questions sellers and buyers ask me

When can I sell my HDB flat?

After the Minimum Occupation Period (MOP), the time you must live in the flat before selling. For most flats it is 5 years from the day you collect the keys. Some newer flats on the Plus and Prime models have 10 years. Check your exact date on the HDB website under My Flat.

How much of the sale price do I actually get in cash?

Take the selling price, then subtract the loan you still owe, the agent's fee with GST and the legal fees. Next, the CPF you used for the flat, plus the interest it would have earned, goes back into your CPF account. That is called the CPF refund. Whatever is left reaches your bank account as cash. The calculator above does this sum for you.

Should I sell first or buy first when upgrading?

Selling first is safer: you know your cash and CPF before you commit. Buying first locks in the next home, but married couples buying a private home first pay ABSD (Additional Buyer's Stamp Duty, an extra tax on a second home, 20% for Singapore citizens) upfront. They can claim it back only if they sell the HDB flat within 6 months. I map out both timelines with your numbers before you choose.

How much do property agents charge in Singapore?

Fees are not fixed by law. Sellers of HDB flats commonly pay around 2% of the price plus GST, and buyers often pay around 1% or nothing. Ask any agent what the fee includes and get it written into the Estate Agency Agreement, the contract you both sign.

Can one agent act for both the buyer and the seller?

No. The law bars an agent from acting for both sides of the same deal, even if everyone agrees. I act only for my own client.

How do I check that an agent is registered?

Search the agent's name or registration number on the CEA Public Register (cea.gov.sg). Mine is R073061E, with PropNex Realty Pte Ltd.
